When life forces a quick home sale, the difference between a rushed deal and a well-handled one can come down to good guidance. That is the view of Tennitia Wilson, broker-owner of Cosmopolitan Real Estate Services in Detroit, who has worked with sellers across Michigan since 1990. As more Detroit-area owners face time-sensitive sales this year, Wilson says the owners who come out ahead are the ones who understand their numbers before an offer ever arrives.

More Activity Around Distressed Sales

Wilson says she is seeing strong interest from investors and cash buyers earlier in the year than usual. Typically those calls come in the winter months. This year they have arrived sooner, drawn by owners who need to sell quickly because of a job change, a family situation, a foreclosure, or a move to senior living.

These homes tend to move fast. “When I get them, they’re gone in two days,” Wilson says. “Sometimes I could sell them just off my phone.” Speed is exactly why sellers in a tight spot need to be careful: a quick sale is convenient, but it can also mean leaving money on the table.

Know Your Bottom Line First

Wilson’s central piece of advice is to understand your net proceeds before you list. When she meets with a seller, she prepares a seller’s net proceeds worksheet that shows what they can expect to walk away with. When an offer comes in, she updates it to reflect the actual terms, so the seller can judge the deal on what they keep rather than the headline price.

“If they like that bottom line, and I’m close to what I told them earlier, they’ll take that deal,” she says. The worksheet keeps sellers grounded when an offer includes closing cost requests, commission adjustments, and other terms that can obscure the real number.

She points to a current listing to show why this matters. A home listed at $155,000 drew an offer of $165,000, above asking, but the buyer asked for $9,000 in closing costs plus agent commission and fees. Without a net worksheet, Wilson says, the seller would not have understood what the offer actually delivered.

Watch Out for Buyers Who Move Too Fast

Wilson draws a clear line between licensed investors and unlicensed wholesalers who chase distressed listings. Many of the buyers contacting her are wholesalers looking to lock up a property below its potential value and resell the contract. Her advice to owners is to slow down enough to get professional guidance, because an owner with a little time and the right help can often capture value that a rushed sale gives away.

She also notes the human side. Distressed sellers are frequently dealing with a death in the family, a divorce, or a sudden loss of income, all of which compress decisions and reduce leverage. Having an experienced agent in your corner is what levels that field.

Expect Some Deals to Take More Than One Try

Wilson is candid that Detroit closings can require patience. “Many Detroit houses do not close on the first buyer,” she says. Financing can shift, and a deal that looks solid can need a second or third try before it reaches the table. She sees that not as a reason for discouragement but as a reason to work with someone who has managed these situations many times.
