Curated TLDR

Ronny Kazyska with guest article at Finanzen100 on the VW crisis and property values

FRANKFURT, GERMANY, October 16, 2026 /24-7PressRelease/ -- Finanzen100, the stock market portal of FOCUS Online, has published another guest article by Ronny Kazyska. The Frankfurt-based real estate valuation expert and investment broker examines the potential effects of Volkswagen's announced job cuts on property values at selected VW locations.

According to Kazyska, the job cuts do not automatically lead to declining property values. The effects depend, among other factors, on how economically dependent a location is on the Group, which alternative employers are available and how housing demand develops.

The analysis of asking price data for Wolfsburg, Salzgitter, Braunschweig and Chemnitz reveals a mixed picture. Asking prices and asking rents do not follow a uniform pattern. The data also do not establish a causal relationship between the job cuts and price developments.

Changes in demand can become visible before average asking prices react. A lower number of prospective buyers or tenants, longer periods on the market or necessary concessions when letting a property can indicate a changing market situation.

"The valuation must distinguish between a potential risk and an already observable market reaction," says Kazyska.

The VW locations examined show net commuter inflows. The economic dependence can therefore also affect the surrounding areas. The effects must be assessed separately for each location and individual property.

A particular risk arises when a property owner's income also depends on the local major employer. An economic crisis can then affect both the owner's job and a substantial part of their private wealth at the same time.

The guest article was published by Finanzen100 on 14 October 2026 under the title "The VW crisis could also hit homeowners hard."
