Sunworth Homes Brings Wellness Design to Entry-Level Housing Under $350k

At the International Builders’ Show, Ryan Hinricher, founder of Sunworth Homes, sparked excitement when he revealed his company builds entry-level homes under $350,000 with 18 windows—triple the industry standard for similar square footage. The presenter, a Denver architect, hailed this as "democratizing" wellness design typically reserved for luxury homes. Sunworth Homes, based in Citrus Springs, Florida, targets buyers priced out of the market by competitors who build for existing residents. Hinricher's mission is to provide affordable homes with "hard-coded wellness" features embedded in the structure, making healthy living accessible to first-time buyers and those seeking value.

Sunworth's entry-level homes include 18 windows, no-VOC paint, Greenguard Gold-certified materials, nature fractals designed by biophilic designer Val Bahia, preserved mature oak trees, tongue-and-groove wood ceilings, usable porches, and an infrared sauna in the garage. The team includes top sales agent Julie Fernandez, architect Mike Morrissey, and Bahia. To keep prices below $350,000, Hinricher sacrifices margins and pays $5,000 more per lot for premium parcels with mature trees, targeting only 5-10% of the market. The Sun Haven model starts at $300,000–$315,000, while the fully loaded biophilic model is $349,999.

Two model homes are completing in Citrus Springs, with certificates of occupancy expected soon and full furnishings by end of March. A broker open for top agents follows, and a replica model is available for purchase. Sunworth holds over 20 lots in inventory.
