SRS Real Estate Partners has completed the off-market, $7.25 million sale of a fully occupied, two-parcel, multi-tenant strip center at 730 4th Street N in St. Petersburg, FL. Built in 2009 the properties total 10,802 square feet and feature tenants including Foxtail Coffee, UPS, Jimmy John’s, Chipotle and Verizon.

SRS Capital Markets Senior Managing Principal Patrick Nutt and Executive Vice President & Principal William Wamble represented the seller, a Tampa-based investment group. The buyer was a national fund specifically targeting multi-tenant retail properties.

“This was an off-market transaction where our SRS team identified an ideal, repeat institutional buyer,” said Wamble. “This property offered an opportunity to acquire a strong-performing asset with a favorable tenant lineup in a growing and affluent trade area.”

The property fronts 4th Street, a popular St. Petersburg thoroughfare that leads directly into downtown, which sees 25,000 vehicles per day.
